Pay rent, send a maintenance request or sign in to your portal, the same way at every Ridgeline community.
Pay rent
Pay rent
Rent at every Ridgeline community is paid through RentMerchant, by bank transfer or by card. You can pay once a month or set up autopay so the payment goes out on the same day each month, and you can change or cancel autopay at any time.
Rent is due on the 1st. Payments received by the 5th are on time, and a late fee applies from the 6th as set out in your lease. A receipt is emailed to you for every payment, and your full payment history is in your account.
If you would rather pay by check or money order, the on-site office accepts them during office hours, and the payment is posted to the same account.
Rent at a glance
- Due on the 1st of the month
- On time through the 5th
- Bank transfer or card
- Autopay available, change it any time
- Receipt by email for every payment
- Check or money order accepted at the on-site office
Maintenance
Maintenance request
Send a request any time. The on-site team reads it the same business day.
Emergencies
No heat, a water leak, a lockout or anything that is not safe to leave overnight: call (555) 014-2700 and choose option 2. The line is answered 24 hours a day, every day, and a technician is sent out rather than scheduled.
Request received
The on-site team has your request and will send a work order number by email. For anything urgent, call (555) 014-2700 and choose option 2.
What happens next
- The on-site team reads your request the same business day and emails a confirmation with a work order number.
- A technician is scheduled, usually within two business days for routine repairs, and you get a text or email with the appointment window.
- The work order closes when the repair is finished. Reply to the email if anything is not right and it is reopened.
Resident portal
Resident portal
Your ledger, your lease, your maintenance history and your autopay settings, in one account.
The portal is provided by the property management software behind your community, not by this website. That is why your login stays the same when a community's website changes, and why the portal opens on its own address. Apartment Web Design explains the arrangement in Keep your resident portal.
Rent payments and autopay live in RentMerchant. Your lease documents, notices, renewal offers and the status of any maintenance request are in the portal, and the two are linked to the same account, so a payment made in RentMerchant shows on your ledger the same day.
Your community sends you the portal address with your lease. Ask the leasing office if you cannot find it.
In the portal
- Ledger and payment history
- Your lease and any addenda
- Renewal offers and notices
- Maintenance requests and their status
- Autopay settings and saved payment methods
- Contact details for your on-site office

Leases
Renewals and moving out
Renewing
Renewal offers go out 90 days before your lease ends, by email and in the portal. The offer shows the new rent and the lease terms available, and you have 30 days to accept it in the portal or at the on-site office. Nothing changes until the new lease starts.
Moving out
Give 60 days' written notice through the portal or at the office. You will get a move-out checklist, a walk-through appointment and, after the walk-through, a deposit statement mailed to your forwarding address within the time required by state law.
Questions
Common questions
Are pets allowed?
Pet rules differ by community. Each page in the apartment directory has a pets line with the limits that apply there, and an assistance animal is never counted as a pet.
How does parking work?
Parking is described on each community page. Where spaces are assigned or by permit, the on-site office issues them at move-in. Guest parking rules are posted at the property and in your welcome packet.
Can I have guests stay over?
Guests are welcome. A guest who stays more than 14 nights in any month needs to be added to the lease as an occupant, which the on-site office can do without a new application fee.
Where do my packages go?
Communities with package lockers send a locker code by text or email when a package arrives, and the code works for three days. Where there is a package room instead, the office holds packages during office hours and will not release them to anyone not on the lease.
Will my rent go up?
Rent never changes in the middle of a lease term. Any change takes effect at renewal, and your renewal offer shows the new rent at least 90 days before your lease ends so there is time to decide.
Can I move to another Ridgeline community?
Yes. You can transfer to another apartment in your community or to any other Ridgeline community at the end of your lease, or earlier with a transfer fee. Your deposit carries over and the application and screening do not have to be repeated. Ask your on-site office and they will check availability across all of the communities.
Need something else?
Your on-site office is the fastest route for most questions. For anything else, the central office is open Monday to Friday 8:30 to 5:30, Saturday 10 to 2.
